We’ve been lucky to have mild temperatures, so far, this winter here in the Ozarks. But, Old Man Winter is about to rear his ugly head.

Here in the Table Rock Lake area, we have many vacation homes. These are homes that don’t get a lot of love in the winter. So, we gladly come and tuck it away for its long winter’s nap. Here’s what we do, in a nutshell:

  1. Flush. We visit each bathroom in the house and get rid as much water as possible from the toilets. We also add antifreeze to make sure that the remaining liquid doesn’t freeze and crack your fixture.
  2. While we are in the bathrooms, we also check out the drains. We slip some antifreeze into the drain traps to keep them from cracking, as well.
  3. Turn off the water. We turn off the main water valve as well as the water pump and water heater. This helps protect your water heater and keeps the elements in working condition for when they are used again. 
  4. Open all of the taps and drains. This helps ensure that all of the water in your plumbing system has the ability to drain. Water that’s trapped inside a tap or drain is at risk of freezing. 
  5. Speaking of pipes, we also make sure they’re extra dry. We even use an air compressor to blow out any moisture. Talk about thoroughness! 
  6. Protecting the hot water tank is also a priority. We open the drain valve and empty it. 
  7. We also drain all of the water that’s left in the holding tank of the water heater. In some cases, we add antifreeze to add an extra layer of protection.
